Zionsville Plan Commission tables rezoning for Northfields neighborhood

The Zionsville Plan Commission met Nov. 21 to discuss a proposed new subdivision, an expanded McDonald’s drive through and more.

What happened: After opening a public hearing, the commission tabled a decision on rezoning nearly 72 acres at the northwest corner of CR 400 S and CR 875 E from R1 to R2 to make way for Northfields, a proposed new Beazer subdivision.

What it means: The zoning change would allow for increased density on the site. Beazer is proposing 120 homes that will range from 2,000 to 3,500-plus square feet, with an expected average sale price of $400,000. Several nearby residents expressed concern about the project, citing traffic and a need for more time to review an updated plan.

What’s next: The commission is expected to discuss the matter again at its Dec. 19 meeting.

 

What happened: The commission unanimously approved the addition of a second drive through order point at McDonalds, 50 Brendon Way.

What it means: The side-by-side drive through will allow two customers to place orders at the same time and reduce the stacking of waiting cars around the building. The project also includes the addition of five feet of pavement at the west end of the parking lot and reconfiguration of the drive through and parking areas.

 

What happened: The commission granted a two-month continuance for the 200 West development on Sycamore Street.

What it means: Tim Ochs, an attorney representing the developer, said a parcel included in the original application is no longer part of the project. He said developers did not have time to compile an updated plan before the meeting, but he expects it will be done soon.

What’s next: The commission is expected to address the 200 West development at its Jan. 17, 2017, meeting.
