Midland Overlook housing project heads back to council with more homes

The Midland Overlook housing development would feature 174 single-family homes.

Plans for a new neighborhood, Midland Overlook, will again go in front of the Noblesville Common Council at its meeting tonight, June 12, for a change-of-zoning request for 63 acres near Hazel Dell Road and Ind. 32.

The proposal from CalAtlantic Homes of Indiana originally included 152 single-family homes. Tonight’s proposal increases that number to 174 – 144 single-family homes and 30 townhomes – offering more variety to fall in line with the city’s recent housing study that showed a need and want for more “middle housing,” like townhomes.

A change of zoning will pave the way for the project, which would sit behind the Noblesville Golf and Batting Center on Ind. 32, bounded by Mill Creek Road, Willowview Road and 171st Street.

Current zoning for the property is a mix of residential and industrial. CalAtlantic is requesting the zoning be changed to R3 residential for the single-family homes, priced between $275,000 and $350,000. The 30 townhomes currently also are zones residential/industrial, but CalAtlantic is requesting the zoning be changed to R5 residential for the townhomes, priced between $225,000 and $250,000.

Midland Overlook would be bounded on its north side by the Midland Trail and will have three path connections throughout the neighborhood, which falls in line with CalAtlantic’s goal of targeting millennial buyers for the homes. Approximately 28 percent of the property, or 17 acres, would be dedicated open space.
