The Zionsville Plan Commission will consider a request to rezone nearly 600 acres on the west side of Michigan Road north of Willow Road for a planned unit development anchored by a new golf course.

Westfield-based Henke Development is requesting the rezone to develop Holliday Farms, which is proposed to include various home sizes and styles, apartments, retail, restaurants, nature parks and a clubhouse, much of it east of an 18-hole golf course designed by Pete and Alice Dye of Carmel. It is proposed to include pathways that connect to Turkey Foot Trail for access to the downtown Village area.

“The incorporation of woods at the future main entrance from Michigan Road at the boulevard entrance will be a natural gateway to a high-end golf course community, office, retail, living and everyday amenities carefully laid out to preserve historic sites and complement existing surrounding units,” states document filed by Henke Development with the Town of Zionsville. “It seems like a world away, but it has been here, in Zionsville, all along.”

The PUD is broken into five sections or “blocks,” according to documents filed with the town:

The plan commission will discuss the rezoning request at a 7 p.m. meeting April 16 at Zionsville Town Hall, 1100 W. Oak St.
