Column: Homes sales up since last year

September saw fewer listings and pended home sales, but year-to-date, the market is performing better than 2014. In the nine-county central Indiana region, Tucker’s data revealed a 6.8 percent decline in home sales last month compared to September 2014. Year-to-date, sales were up 7.9 percent, and average year-to-date home sale prices climbed 4.9 percent to $185,536.

Hamilton County saw a 5.3 percent decline in inventory while the average year-to-date sale price for the county climbed 3.9 percent to $277,715.

• In Carmel, the average year-to-date home sale price rose 1.8 percent compared to this time last year, increasing to $350,769.
• Inventory moved at a slightly slower pace in Carmel in September 2015. Overall, homes sold in 69 days – three more days than this time last year.
• Buyers in Carmel had slightly fewer options available to them. Last month, 560 homes were available for sale – eight fewer homes compared to September 2014.
• Pended home sales have slipped in Carmel. In September 2015, 106 homes sold – a decline of 25 homes compared to September 2014.
• Of the pended home sales in Carmel last month, one was priced $1,000,000 or higher; 12 were priced $500,000 to $999,999; 41 were priced $300,000 to $499,999; 26 were priced $200,000 to $299,999; 25 were priced $100,000 to $199,999; and one was priced at $99,999 or less.
Residential real estate sales and listings are still very active. The region is 7.9 percent ahead of last year’s pended sales at this time, and that’s a sure sign we’ve ended the third quarter on a strong note. And, as average sale prices continue to rise, the incentive to list a home is still high.

Boone County saw a 7.3 percent decline in inventory, and the average year-to-date sale price for the county also slipped 3.6 percent to $271,190.

  • In Zionsville, the average year-to-date home sale price dropped 3.6 percent compared to this time last year, decreasing to $370,598.
  • Inventory moved at a slightly faster pace in Zionsville in September 2015 compared to September 2014. Overall, homes sold in 74 days – four days faster than this time last year.
  • Buyers in Zionsville had fewer options available to them. Last month, 192 homes were available for sale – 20 fewer homes compared to September 2014.
  • Pended home sales have slipped slightly in Zionsville. In September 2015, 29 homes sold – a decline of 20 homes compared to September 2014.
  • Of the pended home sales in Zionsville last month, one was priced $2,000,000 or higher; two were priced $1,000,000 to $1,999,999; two were priced $500,000 to $999,999; seven were priced $300,000 to $499,999; eight were priced $200,000 to $299,999; and nine were priced $100,000 to $199,999.

  • Inventory moved at a slightly faster pace in Fishers/Geist in September 2015. Overall, homes sold in 60 days – four fewer days than this time last year.
  • Buyers in Fishers/Geist had fewer options available to them. Last month, 553 homes were available for sale – 93 fewer homes compared to September 2014.
  • Pended home sales have slipped in Fishers/Geist. In September 2015, 139 homes sold – a decline of 48 homes compared to September 2014.
  • Of the pended home sales in Fishers/Geist last month, eight were priced $500,000 to $999,999; 32 were priced $300,000 to $499,999; 39 were priced $200,000 to $299,999; 55 were priced $100,000 to $199,999; and five were priced at $99,999 or less.

  • Inventory moved at a faster pace in Noblesville in September 2015. Overall, homes sold in 63 days – 11 fewer days than this time last year.
  • Buyers in Noblesville had 417 homes available for sale last month, the same amount as in September 2014.
  • Pended home sales have slipped in Noblesville. In September 2015, 76 homes sold – a decline of 40 homes compared to September 2014.
  • Of the pended home sales in Noblesville last month, five were priced $500,000 to $999,999; 10 were priced $300,000 to $499,999; 21 were priced $200,000 to $299,999; 36 were priced $100,000 to $199,999; and four were priced at $99,999 or less.

  • Buyers in Westfield had more options available to them. Last month, 233 homes were available for sale – eight more homes compared to September 2014.
  • Pended home sales have slipped slightly in Westfield. In September 2015, 59 homes sold – a decline of 16 homes compared to September 2014.
  • Of the pended home sales in Westfield last month, five were priced $500,000 to $999,999; 19 were priced $300,000 to $499,999; 15 were priced $200,000 to $299,999; 19 were priced $100,000 to $199,999; and one was priced at $99,999 or less.
